Renting process in North Cyprus:
Long Term Rentals (ie: a minimum of 6-months) undertaken since 2010
No rent no fee
Friendly English and Turkish speaking staff who will advise as to the likely rental income
As a standard service, we will prepare property details, market and advertise

Place one months rent as a deposit to secure your property
Settle a further months rent as a second deposit, pay your first rent and sign the tenancy agreement
Pay the TRNC contract stamp duty (calculated as – term of contract in months x monthly rental figure x 0.5%)

Are pets allowed in rental properties?
This depends on the landlord so please ask for each property
What is the minimum rental period?
Our minimum rental term is 6 months
Can I get residency once I have secured a rental property?
Yes you can. Once you have your stamped tenancy agreement you can use this to apply for residency
Can I secure a property before I arrive?
Yes you can. We are happy to offer an online viewing. If you like the property 1 months deposit can be paid to secure the property before you arrive.
What additional bills will I have to pay on top of my rent?
Generally you just pay your monthly electricity and water bills. The council usually charges you a very minimal fee for lighting and refuse collection and this is included on your water bill. Additional costs would be gas (if you have central heating) and internet
Will the contract be registered?
Your tenancy agreement is always registered enabling you to apply for residency with your stamped tenancy agreement
Can you help with residency?
We have contacts who are able to guide you through the residency process
How can we pay our rent?
You can pay to our UK bank account or local Cypriot account
What happens when we leave?
A thorough inspection is done to check the property has been left clean and in order and your utility bills paid and your deposit will then be returned to you
Who pays if things break down?
If its wear and tear the Landlord will generally pay for things that break down.
Do we pay commission?
Unlike many other agents who charge tenants or sometimes landlords and tenants, we do not charge tenants commission
How do we pay our utility bills?
You can pay online, go to the various authorities or set up a direct debit via a local bank account
Will the property be cleaned before we move in?
Yes the property will be cleaned before you move in and should be returned in the same condition
What paperwork / information do we need to provide?
Generally your passport, a reference and proof of funds are sufficient
How far ahead can we reserve a property?
Usually you can reserve a property a couple of months ahead of your start date
